Essential Property Maintenance

Property maintenance is essential if you want to keep your property in a good condition. Negligence in dealing with small repairs runs the risk of escalating into major issues. For instance, a small drip can result in significant water damage if it is not fixed. Whether you’re a homeowner, landlord or tenant taking charge and protecting your property will benefit your home.


The Joys of Maintenance


Many of us do not feel confident in tackling jobs around the house. Research by Halifax Home Insurance found younger people are particular nervous about maintenance and repairs. Three quarters of young adults expressed doubt on their wallpapering capabilities, compared to only half of those aged 55 and over.

Tackling maintenance issues can be a scary affair, but breaking it down into manageable chucks will help.  To help you on your way, here are a few areas where maintenance should be prioritised.


Heating System

An efficient heating system provides your home with warmth and lower energy bills. If any leaks are present then call a plumber to investigate the cause. Small leaks build up and cause damage to floorboards or carpets, which can be prevented by acting quickly.

Bleed radiators before the start of the winter, and do it again if they are not heating up fully. The boiler needs to be serviced annually by a Gas Safe registered engineer to check that it’s operating safely and efficiently.



With plumbing systems come water leaks, so it is vital to keep an eye on any issues. Dripping taps can be a problem in winter, as they can be caused by frozen pipes. Is your cistern not flushing correctly? Call a plumber to check on it. A leak might not be evident until it’s too late and water starts coming through the ceiling. It’s important to know exactly where your stopcock is and be able to turn it off in case an emergency does happen.

Our research found that for some people, the traditional brass stopcock was difficult to both locate and turn off, especially the elderly or infirm.


Check for Damp

Damp patches are unsightly and dangerous to you and your family’s health. They also warn you of damage to your property. Leaving damp and mould will make the situation worse, if it’s around windows and doors it is likely that the seals need replacing. Damp on an exterior facing wall could be caused by a blocked or leaking gutter.


Check Your Smoke Detectors

Out of control house fires can be devastating. Smoke detectors are a convenient method of alerting you to any small fires before they take hold, enabling you to evacuate the property as safely as possible and call the emergency services, so it’s vital that they are working at all times. Most systems will warn you if the batteries are running low, but you should also carry out a check twice a year to ensure they are functioning properly.


Roof and Gutters

Long term roofing issues can be expensive to fix. Look for broken and cracked tiles monthly, and particularly after weathering damage. Deal with any repairs as soon as possible to prevent any further damage. 

Gutter blockages are often caused by leaves and other debris. This can lead to property damage during heavy rain. Clear gutters regularly, especially in the autumn months.


Check Your Pipes

Cracked or leaking pipes on the outside of your property can become frozen in the winter and in some circumstances burst. Regularly check for any drips and replace these sections before it’s too late.

If you don’t allow your property maintenance to build up and become too much of an issue, the problems raised will tend to be more minor and easier to deal with. This should keep your home looking beautifully presented and reduce the risk of any serious damage occurring.
